1. Tenant Management:
- Screen prospective tenants (background checks, credit checks, references).

- Oversee landscaping, snow removal, and general upkeep.
4. Marketing & Advertising:
- Advertise available properties through various channels (online platforms, signage).
- Show properties to prospective tenants.
- Create marketing materials to promote properties.
5. Lease Management:
- Prepare, negotiate, and renew lease agreements.
- Ensure leases are legally compliant with local laws and regulations.
- Maintain accurate records of all signed leases and tenant agreements.
6. Legal Compliance:
- Stay updated on local, state, and federal property laws and regulations.
- Ensure the property complies with health, safety, and building regulations.
- Handle disputes and legal issues, including evictions.
7. Budgeting & Financial Reporting:
- Create and manage property budgets.
- Report financial performance to property owners.
- Track expenses and maintain financial records.
8. Owner Relations:
- Communicate regularly with property owners on property performance.
- Provide recommendations to maximize return on investment.
- Assist in property acquisition or sale, if needed.
9. Risk Management:
- Ensure appropriate insurance coverage is in place.
- Implement safety and risk mitigation measures.
10. Vendor Management:
- Establish relationships with vendors and service providers.
- Negotiate service contracts (plumbing, electrical, cleaning, etc.).
Basic Plan is for Landlords who already have their rental unit occupied and they are looking for someone to oversee & protect their investment and oversee the operations of the unit. Services include but are not limited to: bi-weekly "spot checking," screening new tenants, collecting rent, handling maintenance, ensuring legal compliance, managing property budgets, advertising new vacancies, and 24 hour On-Call asset protection. The focus is on maintaining property value and smooth operations.
Apartment Unit- $125+HST/month
Detached, Semi-Detached, Townhomes- $165+HST/month
Multi-Unit-Price determined by number of units
A combination of the Basic Plan plus aggressively searching for the perfect tenant, including: performing background checks, calling references, marketing and advertising vacant rental units and writing offers to lease.
Use of MLS® system: this method utilizes the MLS listing service of which I use as a licensed Realtor®. This method has the potential to reach thousands of qualified Tenants over the "Traditional System."
Cost: Half a months rent + HST
Traditional System: I use my connections and Tenant database to find a Tenant. This method is more cost effective for landlords on a budget and for having a more intimate working relationship with tenants.
Cost: $395+HST
Then for ongoing service:
Apartment Unit- $125+HST/month
Detached, Semi-Detached, Townhomes- $165+HST/month

If Tenants want me to help them search for properties outside of these parameters my fee is $300+HST
